The Belgard development incorporated the demolition of public house, associated units and adjacent multi-deck car. Creation of a food store with ancillary off-licence and site works creating a new vehicular entrance at cookstown road, Esb substation building with services to existing connections.
In addition the development included construction of four retail units, a new road access off cookstown road to service the reservoir lands located immediately south of the development Provisioned improvements to footpaths with an additional crossing point, boundary treatments, retaining wall, landscaping, lighting and connections to drainage and water services and related works.

External Render System onto Poroton blocks externally using as Base Coat: Bauprotec 850 M – Lightweight Lime Cement Render, and as Key Coat: Change of substrate concrete/steel pillar/Poroton block or mass concrete and insulated plinths: Bauprotec RHS Multi-Purpose Render.
Internal Render System specification onto Poroton blockwork consists of a base of Coat: Bauprotec 850 M, Lightweight Lime Cement Render, sponge floated in warehouse areas and skim finished in sales areas. Key Coat: Change of substrate concrete/steel pillar/Poroton block: Bauprotec RHS is used.
